Selling a rental house with tenants in place
Tired of being a landlord? You can sell without waiting for the lease to end or the tenant to leave.
Can I sell a rental house with tenants living in it?
Yes. A lease generally stays in place when the property sells, so the new owner takes over as landlord. We buy with tenants in place, which means you do not have to wait for a lease to end or fix the unit up for showings.
What if my tenant isn't paying rent?
You can still sell. In Minnesota, removing a tenant takes a court process, and a landlord cannot lock them out or shut off utilities. A sale to us does not require the tenant to leave beforehand. Talk to an attorney about your own lease and what you are owed.
Do I need a rental license or city paperwork when I sell?
Many Twin Cities cities license rentals. Minneapolis, for example, asks owners to close the rental license when they sell and to tell the buyer in writing about open housing violations. Other cities have their own rules, so check with yours.
What happens to the security deposit?
It does not just disappear. Minnesota has rules for what happens to a tenant's deposit when a rental is sold. Your attorney or the title company can walk you through how it is handled at closing.
Do I have to repair the rental before selling?
No. We buy rentals as-is, worn-out ones included. No repairs, no cleaning, no staging, and no commissions or fees to us. You get a written offer after a walkthrough and choose the closing date.
Want to know what we would pay?
