What is different about selling in Eden Prairie?

Eden Prairie sits in the southwest corner of Hennepin County, along the Minnesota River bluffs. The writer Elizabeth Ellet gave the community its name in 1853, and its town board first met on May 11, 1858, the day Minnesota became a state. For most of its history it was a quiet farming village, and it became a village in 1962 and a statutory city in 1974. Growth came with Flying Cloud Airport after 1946 and then with Interstate 494 and the Eden Prairie Center mall in the mid 1970s.

Because the building boom came in the last half century, Eden Prairie houses are younger than the ones in the older suburbs. That means the repairs are usually about age, like a roof, a furnace or a deck, and not about an old foundation. Those jobs are still expensive and still get in the way of a normal listing.

How does the legal side work here?

Eden Prairie is in Hennepin County, so probate cases are filed in Hennepin County District Court at the Government Center in downtown Minneapolis, and deeds are recorded with the county's Recorder and Registrar of Titles office. The city requires all rental property to be licensed and inspected under its city code. Some nearby cities, like Minneapolis, Bloomington and Richfield, require an inspection before a sale, so ask the city or your title company what applies to your address.

Neighborhoods and areas in Eden Prairie

Staring Lake. Named for Jonas Platt Staring, who built the first house on its shore.

Round Lake and Purgatory Creek. Together with the creek they are among the main recreation areas in the city.

The Minnesota River Bluffs LRT Regional Trail. A trail that replaced a railroad overpass on Valley View Road, the one that inspired Prince's Graffiti Bridge album.

Flying Cloud Airport. Opened in 1946 and was the first major development in the city.

Eden Prairie Center. A mall that arrived with Interstate 494 in the mid 1970s.

The Cummins Phipps Grill House. A farmhouse built by the Irish born farmer John Cummins in 1880, which the Phipps family bought in 1908.

Anderson School. The first school in town. The 1924 consolidated school building is now the school district's administration building.

From farm village to fast growing suburb

Eden Prairie spent most of its life as a slow, farm based village. The big change came in the 1970s with the freeway and the mall, and the city grew quickly from there. That means most Eden Prairie homes are newer than what you find in Richfield or Minneapolis.

A newer house is not a trouble free house. Roofs wear out, siding fades, decks rot, and furnaces and water heaters reach the end of their life. A home that looked great when it was built can show its age after a few decades.

Townhomes and homeowner associations

Plenty of Eden Prairie homes are townhomes or are part of a homeowner association. If you live in one, a sale can come with association rules, dues, a resale paper to request and sometimes a pending special assessment for a roof or siding project.

Tell us if your home is part of an association and what you know about it. We will take it from there. We buy houses as they are, and we do not need you to settle a repair project first.

Rental licensing in Eden Prairie

Eden Prairie requires all rental property to be licensed and inspected. The rule is in the city code, and the city says it is there to protect the health, safety and welfare of residents.

Owners who rent a house or townhome, or who kept a place as a rental after moving, often tell us the licensing and upkeep is more than they planned. We buy with tenants in place, so you do not have to end the lease or make the tenants move. We will ask about the lease and your license when we talk.

Lakes, trails and the bluffs

People live in Eden Prairie for the water and the trails. Round Lake, Staring Lake and Purgatory Creek are part of daily life, and the regional trail along the Minnesota River bluffs is a big draw.

Houses near water can have their own issues, like wet basements, drainage or a dock that needs work. If you have any of that on your property, tell us. We account for it and do not ask you to fix it first.

Situations that come up in Eden Prairie

Some Eden Prairie sellers are moving again for a job or a family. Some have bought a new home first and carry two payments. Some are going through a divorce and want one clean sale. Some own a house that sat empty after a parent passed.

You choose the closing date. If you need time, we wait. If you need to move fast, we can plan for that too.

When listing may be the better move in Eden Prairie

Eden Prairie has lakes, trails and its own school district that draw buyers. If your house is clean, updated and you are not in a hurry, an agent may bring more offers and a better price than we can.

A direct sale makes sense when you need a set date, when a roof or a furnace is looming, or when you are tired of showings. We will give you an honest read on which path fits.

Questions

Eden Prairie questions we get asked

Does Eden Prairie make me do a city inspection before I sell?

Some nearby cities, like Minneapolis and Richfield, require an inspection before a sale. Ask the city or your title company whether anything like that applies in Eden Prairie. Your title company or the city can confirm that for your address.

My Eden Prairie townhome is in an association. Can you still buy it?

Yes. Tell us what you know about the dues, the rules and any planned projects, and we will work from that.

Do I need a city rental license to sell a rental house to you?

Eden Prairie requires rental property to be licensed and inspected while it is rented. We buy with tenants in place, so you do not have to end the lease to sell.

My house is near Round Lake and has a wet basement. Is that a problem?

Not for us. We buy houses as they are, and we plan for water issues. You do not fix anything first.

I already bought a new place and I am paying for two homes. Can you close fast?

You pick the closing date. If you need to close soon, tell us the date and we will plan around it.

What would we pay for your Eden Prairie house?

Tell us the address. It costs nothing and you are never obligated to take the number.
