What is different about selling in Crystal?

Crystal is a small suburb a few miles northwest of downtown Minneapolis. Its roots go back to the 1860s and it was incorporated in 1887. It borders Brooklyn Park, Brooklyn Center, Robbinsdale, Golden Valley and New Hope, and a small general aviation airport sits inside the city limits. Highway 100 and County Road 81 are the main routes.

Crystal has little open land left, so most houses here have been lived in for a long time. Those are the houses where an as-is sale tends to make sense.

How does the legal side work here?

Crystal is in Hennepin County. Probate is filed in Hennepin County District Court at the Government Center in downtown Minneapolis, and deeds are recorded by the Hennepin County Recorder at the same address. Crystal requires a rental license and an inspection for rental homes, and a rental license does not transfer when a property is sold. The city repealed its sale-time housing inspection in 2015.

Neighborhoods and areas in Crystal

Becker Park. Downtown Crystal's park and the city's first, opened in 1948 and redone in 2020 with a new play area and fountain.

Bassett Creek Park. The city's largest park, near Highway 100, with prairie and woodland that were once mowed lawn.

Crystal Airport. A small general aviation field inside the city limits.

Douglas Drive North. A main north and south street, and the address of Crystal City Hall.

36th and 42nd Avenue North. Two main east and west streets across the city.

Bass Lake Road. One of the larger roads that runs through the city.

Crystal Community Center. Holds an outdoor aquatic center, a skate park and a Little League baseball complex.

A built-out suburb with an older core

Crystal came out of the old Crystal Lake Township. The area was settled in the 1850s, and in 1860 the old Brooklyn Township was cut so that Crystal Lake Township could stand on its own. The city sits against Robbinsdale, Golden Valley, New Hope and both Brooklyns. Highway 100 and County Road 81 are its main routes.

With little vacant ground left, a Crystal home is almost always a house that has been lived in. Many may have been added to, finished in the basement, or fixed up one project at a time over many years. Each of those projects can leave a question about permits and workmanship. We look at all of it and make an offer based on the whole house.

Rental licensing in Crystal

In Crystal, rental homes need a license, and the city inspects them every year. The owner or manager is told about the inspection by mail and has to be there. If the inspector writes up corrections, the owner has to finish them and ask for a reinspection before the City Council approves the license. A license is good for a year and must be posted.

Two kinds of homes are exempt: houses rented to a relative that have relative homestead status, and church parsonages. Everything else needs a license before anyone moves in. A license does not follow the house to a new owner. When the owner changes, the old license ends and the new owner applies again, and the city asks to be told quickly.

If keeping up with the yearly cycle has worn you out, we buy rentals as they are, with your tenants in place.

Crystal ended its sale-time inspection

Some of Crystal's neighbors still make a seller get a city inspection and finish repairs before the sale can close. Crystal used to be one of them. The city council voted to repeal its point-of-sale inspection, and the change took effect September 26, 2015. A seller here today does not need that city inspection to close.

That does not mean a buyer will not care about the condition. It means the city is not standing in the way. If you want to sell without repairs, you can do it with us, with a title company handling the closing.

Becker Park, Bassett Creek and why people stay

The parks give people a reason to stay. Becker Park, opened in 1948, anchors downtown. Bassett Creek Park, the largest in the city, runs along Highway 100. The community center has a pool, a skate park and ball fields.

When someone has lived on the same street for decades, the house shows it. If you never planned to leave and do not know where to start with the work, you do not have to start. Ask us for a walkthrough, and you choose what happens next.

Selling after a death, a move or a split

People sell in Crystal for the usual reasons. A parent has passed and the children live elsewhere. A couple is splitting up and one clean sale is easier than months of showings. An owner is moving closer to family or into care.

If there is an estate, a Minnesota court has to name someone to act for it before a sale can close. In Hennepin County that court is in downtown Minneapolis. You can talk to us first, and we will build the closing date around the court. You do not have to empty the house.

When Crystal owners should think about listing

A Crystal house that has a newer roof, clean mechanicals and fresh paint can do well on the open market. If you are in no rush and want the most from the sale, listing with an agent is worth pricing out. Showings and a commission come with it.

Choose a direct sale when speed, certainty, tenants or repairs are the bigger issue. We will walk the house, tell you what we see, and say so if listing looks stronger for you.

Questions

Crystal questions we get asked

Does Crystal make me get a city inspection before I sell?

Not anymore. The city repealed its sale-time inspection in 2015. You also do not need repairs before selling to us.

I rent out my Crystal house. What happens to the rental license if I sell?

Crystal rental licenses do not transfer. The old license ends when the owner changes, and the new owner applies for their own.

My Crystal rental failed its yearly inspection. Can I still sell?

Yes. We buy houses as they are, including ones with open correction orders, and with tenants in place.

My Crystal house backs up to Highway 100. Does that affect your offer?

We look at the whole house and lot, including the location. Tell us about it when we walk through.

Where is probate filed for my parent's Crystal home?

In Hennepin County District Court at the Government Center in downtown Minneapolis. You can ask us for an offer before it is finished.

What would we pay for your Crystal house?

Tell us the address. It costs nothing and you are never obligated to take the number.
