What is different about selling in Fridley?
Fridley sits on the east bank of the Mississippi River, just north of Minneapolis. The first settler, John Banfill, came in 1847 to a spot where Rice Creek meets the river, and the place was first called Manomin. The township took the name Fridley in 1879, became a village in 1949 and a city in 1957. Most of the growth came between 1950 and 1970, so a lot of the housing is post-war. Then in 1965 two tornadoes came through and damaged or destroyed a large part of the city, and the city had to rebuild.
Post-war homes, rebuilt homes and homes near the river and creeks all come with their own wear. Basements, old systems and years of deferred repairs are common reasons a Fridley house is hard to sell the normal way.
How does the legal side work here?
Fridley is in Anoka County. Probate cases are heard by the Anoka County District Court at the courthouse in Anoka, the county seat. Deeds are recorded by the county Recorder, part of Anoka County Property Records and Taxation, also in Anoka. Fridley requires an annual city rental license, and when a rental sells, the city asks the seller to file a No Longer Rental application and the buyer to file a Rental License Transfer Form.
Neighborhoods and areas in Fridley
Riverview Heights. Where Springbrook Creek reaches the Mississippi. The area flooded badly in the spring of 1965.
Springbrook Nature Center. A city nature reserve on the northern edge. A tornado in 1986 tore through it and destroyed many old trees.
Moore Lake. East and West Moore Lake sit inside the city. Moore Lake Park has a community building and a beach.
Locke Lake and Locke Park. A park along Rice Creek with trails, soccer fields and playground equipment.
Banfill-Locke Center for the Arts. An arts center inside Manomin Regional Park, close to where Fridley's story began.
The Civic Campus on University Avenue. City Hall was rebuilt in 2018 on the site of the old Columbia Arena, which had been used in a Mighty Ducks movie.
What a post-war Fridley house is like inside
Because most Fridley growth came in the middle of the last century, many homes are ramblers, split-levels and small two-story houses from that era. Some have been kept up well. Others still have the original wiring, the old furnace and a bathroom nobody has touched in decades.
That is the kind of house an inspector fills a page about. We do not ask you to fix the list. We buy the house as it is, with the old carpet, the dated kitchen and the junk in the garage. You skip the contractors and the cleanup.
Homes near water, creeks and the river
Fridley has the Mississippi along its west side, plus Rice Creek, Springbrook Creek and several lakes. A house near any of them may have had a wet basement, a sump pump that runs all spring, or a retaining wall that is starting to lean. The Riverview Heights area flooded in 1965, and people in town still remember it.
If water has been a problem at your house, tell us. It does not scare us away. We look at the whole property and price what we see.
Selling a rental in Fridley
Fridley requires an annual rental license and checks rentals that hold a license on a regular schedule. When a rental is sold, the city asks the seller to file a No Longer Rental application, and the new owner files a Rental License Transfer Form. That is more paperwork on top of an already busy time.
We buy rental houses with tenants in place, so you do not have to wait for a lease to run out. Tell us who lives there and what the lease says, and we will plan around it. We will also keep the city paperwork in mind as we go through the sale with you.
Selling after a tornado, a storm or a long run of repairs
The 1965 tornadoes are part of how Fridley sees itself, and a windstorm in 2005 hit the city too. A house that has been through hard weather often carries old damage that was patched and not fixed. A roof that has been repaired too many times can turn into a bigger bill than the owner can pay.
You do not have to know the exact cost. Tell us what the roof, the siding and the basement look like, and we will see the house for ourselves.
Family homes and sorting out an estate
When a longtime owner passes, a Fridley house can go to relatives who live somewhere else. A court in Anoka County has to name someone to act for the estate before a sale can close. We can talk numbers before that happens, and you do not have to empty the house first.
Take the photos and the keepsakes you want. Leave the furniture, the tools and the basement shelves to us.
When listing may be the better move
A direct sale is a trade. You give up some of the price you might get on the open market, and you get speed, no repairs and no showings. If your Fridley house is in great shape and you have months to wait, listing it with a real estate agent could bring in more.
If your house needs work, you have tenants, or you need a firm date, our offer may come out ahead once you count repairs and waiting. We would rather you compare both than guess. Ask for our number and run the math.

Two situations that fit Fridley
Fridley questions we get asked
Do I have to tell the city when I sell a Fridley rental?
The city asks the seller to file a No Longer Rental application and the buyer to file a Rental License Transfer Form. Check with the Fridley rental office for the current steps. We buy with tenants in place.
My Fridley house is a post-war rambler that has never been updated. Will you buy it?
Yes. Older ramblers and split-levels are common in Fridley, and we buy them as they are. You do not have to fix or clean anything.
My basement floods near the river or a creek. Does that kill the deal?
No. Water problems are one of the things we look at and plan for. Tell us what you have seen and we will take it from there.
My Fridley house was patched up after storm damage. Does that matter?
It can, so tell us what was repaired and when. We buy the house as it is, and old storm repairs are something we look at and plan for.
Is a direct sale worth it if my house is in good shape?
It can be if you want a firm closing date and no showings. If you have time and want the most money, listing may do better, and we will say so.
What would we pay for your Fridley house?
Tell us the address. It costs nothing and you are never obligated to take the number.
